Budget & Cost Management
Good project management starts before construction begins.
We help establish realistic construction budgets, review bids and proposals, identify potential cost issues, and track project expenses throughout construction.
When changes occur, we evaluate their effect on both the budget and schedule before work proceeds, helping the owner make informed decisions and reducing unexpected costs.
Scheduling & Construction Coordination
Custom residential construction involves dozens of subcontractors, suppliers, inspections, and material deliveries that must happen in the correct sequence.
Triple Z Build develops and manages the construction schedule, coordinates trades and deliveries, monitors progress, and addresses issues that could affect upcoming work.
Our goal is to identify problems early rather than allowing them to become expensive delays.
Quality Control
Project management is not only about schedules and budgets.
We regularly review construction progress to verify that work is being completed according to the approved plans, specifications, and expected level of craftsmanship.
When an issue is identified, we coordinate with the appropriate contractor, designer, engineer, or consultant to resolve it before it affects later stages of construction.
Owner’s Representation
For clients who already have an architect, designer, or construction team, Triple Z Build can serve as the owner’s construction representative.
We provide an experienced construction perspective and act in the owner’s interest when reviewing budgets, schedules, contractor proposals, construction progress, change orders, and important project decisions.
This gives homeowners an experienced construction professional on their side throughout the building process.
Local Construction Experience
Triple Z Build manages complex residential construction throughout the Greater Seattle Eastside, including custom homes, major structural remodels, additions, high-efficiency homes, smart-home systems, and technically challenging projects.
Our experience with local construction, permitting, subcontractors, engineering coordination, and high-end residential building allows us to recognize potential problems early and keep the many moving parts of a project coordinated.
A More Controlled Building Process
Our approach is based on three priorities:
Transparency. Clear communication about costs, schedules, changes, and construction progress.
Accountability. Contractors, suppliers, and project participants are coordinated around clearly defined responsibilities and expectations.
Quality. Decisions are made with the long-term performance and craftsmanship of the finished home in mind.
Whether Triple Z Build is managing the entire construction process or representing the owner alongside an existing project team, our objective is the same: protect the owner’s interests and deliver a well-managed project from planning through completion.
